Here’s how the realtor referral program actually works
The process is simple on purpose. You join the program once, get your referral code, share it when the furniture conversation comes up, and we handle the rest from there.
1. Join the program
Start with your details
Complete the form with your business and contact information so we can verify your profile and get you set up in the program. Once that is done, we move you to the next step.
2. Get your referral code
We send it by email
Once you are approved, we email you your referral code. This is the code your clients will use so the offer is tied back to you properly from the start.
3. Share it with your client
Give them a stronger option
When the furniture conversation comes up, you share your code. Your client uses it during the booking flow and gets 50% off the first month, which helps make the offer easier to say yes to.
4. Client moves forward
We handle the furniture side
If the client uses your code and the rental qualifies, Rent Bedr takes it from there. We handle delivery, setup and assembly, styling, and removal, so you are not pulled into the coordination.
5. You get paid
The referral closes the loop
For qualifying rentals of 7 months or more, your payout is processed 2 to 4 weeks after furniture delivery. We email you the payout form, and payment can be sent by e-transfer or cheque.

What areas do you serve for realtor referrals?
We currently serve Toronto and the GTA, including Toronto, Mississauga, Etobicoke, Halton Region, and Durham Region.
If the property is outside these areas, service may still be possible with an additional fee. We can confirm based on the postal code.
Can I refer more than one client?
Yes. Realtors can refer multiple clients.
Each qualifying referral is tracked through your code, making it easy to repeat the process and scale it over time.
What information do I need to submit to join the referral program?
To join the program, we ask for your basic business and contact information so we can verify your details and send your referral code.
That typically includes your full name, email, phone number, brokerage or realty company, your RECO (Real Estate Council of Ontario) registration number and any other details needed to set up your realtor profile.
Payment details are not collected at sign up. Once a referred order comes in through your code, we will email you a PDF form to collect the information needed to process your payout.

Rent Bedr handles the full furniture side of the process, including delivery, setup and assembly, styling, and removal.
The goal is to keep things simple for both the realtor and the client while reducing the amount of coordination required (that's our job!).
What types of furniture can clients rent?
Clients can rent across multiple furniture categories, including bedroom, living room, dining room, and office furniture.
We offer curated bundles designed to make the setup feel complete and straightforward, with product pages clearly outlining what is included in each bundle.
What kinds of clients or properties are a good fit?
Rent Bedr can be a strong fit for relocations, temporary stays, furnished rentals, condo move ins, and situations where a client needs a home ready quickly without buying furniture up front.
It can also help landlords and property owners improve presentation, support furnished listings, and make units easier to lease as a furnished unit.
How quickly can you furnish a unit for my client?
Clients should book and secure their reservation as early as possible so we can plan delivery, assembly, and setup properly.
For urgent timelines, expedited delivery may be available depending on inventory, location, route planning, building access, and schedule availability.
Expedited delivery fees are typically:
3 to 4 days notice: $150 to $250
Less than 48 hours notice: $250 to $350
Clients submit their details and preferred timing first, then we review the order and confirm the delivery booking.
How do I get paid?
Once we see that an order came in using your referral code or coupon code, we know from our end that the client came through you.
After that, we will email you a PDF form to collect the information we need in order to process your payout.
Payouts can be sent by e transfer or cheque, depending on the details you provide in that form.
When do I get paid?
Realtor referral payouts are sent 2 to 4 weeks after the furniture is delivered for a qualifying referral.
That timing gives us a clean point to confirm the order was completed and the referral qualifies under the program terms.
What does the client get through the realtor referral program?
Clients referred through a participating realtor receive 50% off the first month.
The goal is to make the decision easier, reduce friction, and help clients move forward faster with a furnished setup.
When does a referral qualify for payout?
A referral qualifies for payout when the client enters your referral code or coupon code in the designated field during the checkout or booking flow when submitting their order.
That is how we track from our end that the client came through you.
The referral must also meet these conditions:
- The client submits the order using your code
- The client rents for 7 months or more
- The order is approved by Rent Bedr
- Payment is received
Rental terms under 7 months do not qualify for the realtor referral payout.
Payout is then processed 2 to 4 weeks after delivery, based on the program timing.
How much do realtors earn for a referral?
For every referred client who signs a qualifying rental agreement of 7 months or more, the realtor earns a payout equal to one full month of the client’s rent.
For example, if the client rents a bundle for $350 per month, the referral payout is $350.
