Residential Furniture Rental Agreement

This Rental Agreement (this "Agreement") is entered into as of the date of the Customer's electronic acknowledgment via Rent Bedr's booking form (the "Effective Date") by and between Rent Bedr Inc., a corporation incorporated under the laws of Ontario ("Rent Bedr," "we," or "us"), and the individual customer who has acknowledged this Agreement electronically (the "Customer," "you," or "your").

By acknowledging this Agreement through Rent Bedr's online booking process, the Customer confirms that they have read, understood, and agreed to be bound by all terms and conditions set out herein.

IMPORTANT NOTICE TO CUSTOMERS — PLEASE READ BEFORE PROCEEDING

The following is a plain-language summary of the most material terms of this Agreement. This summary does not replace the full terms set out below, which govern in all cases.

Minimum rental period
This Agreement is subject to a minimum rental term of three (3) months. You are financially committed to the full agreed term regardless of whether the furniture is returned early.
First month's payment
Your first month's rental payment is non-refundable under all circumstances, including cancellation prior to delivery.
Early termination fees
If you terminate this Agreement after delivery but before the end of your agreed term, early termination fees apply: 50% of remaining monthly payments where three (3) or more months remain; 100% of remaining monthly payments where fewer than three (3) months remain.
Automatic renewal
Upon expiry of your initial term, this Agreement renews automatically on a monthly basis until written notice of non-renewal is provided at least 10 business days in advance.
Ownership of furniture
All furniture remains the property of Rent Bedr Inc. at all times. This Agreement confers no ownership rights. If you are interested in a rent-to-own arrangement, please consult with our team at hello@rentbedr.com prior to booking.
Pets
A $55/month pet fee applies where pets are present at the delivery address. Failure to disclose pets at the time of booking will result in a $250 penalty upon pickup, in addition to any applicable damage fees.

1. Subject Matter of Agreement

Rent Bedr agrees to lease to the Customer, and the Customer agrees to lease from Rent Bedr, the furniture and accessory items identified in the applicable invoice(s) issued from time to time (the "Furniture" and the "Invoice(s)," respectively), subject to the terms and conditions of this Agreement. The Furniture is provided under one of three rental packages — Everyday, Elevated, or Signature — as selected by the Customer and detailed in the applicable Invoice. All Invoices are incorporated into and form part of this Agreement.

2. Term of Lease

The lease shall commence on the date of delivery of the Furniture (the "Delivery Date") and shall continue for the rental term specified in the Customer's booking submission (the "Initial Term"), subject to a minimum of three (3) months.

Upon expiry of the Initial Term, this Agreement shall automatically renew on a monthly basis (each a "Renewal Term") at the same monthly rate as the final month of the Initial Term, unless the Customer provides written notice of non-renewal to hello@rentbedr.com at least 10 business days prior to the end of the then-current term. Failure to provide timely notice will result in the Customer being charged for the following Renewal Term in full, with no entitlement to a refund or pro-rated adjustment.

Early pickup of the Furniture may be accommodated at Rent Bedr's sole discretion but shall not reduce the Customer's financial obligation for the agreed rental term or any active Renewal Term.

3. Payment Obligations

The Customer agrees to pay all amounts due under this Agreement, plus applicable taxes, in accordance with the following schedule:

  • First payment: Due no later than 12 days prior to the Delivery Date. This payment is non-refundable under all circumstances.
  • Second payment: Automatically charged 30 days after the Delivery Date.
  • Subsequent payments: Automatically charged monthly on the same calendar day each month.

All payments are processed securely through Stripe. Bookings made fewer than 12 days prior to the Delivery Date may be subject to additional fees at Rent Bedr's discretion. All charges and fees payable under this Agreement are due within 2 business days of written notice from Rent Bedr. Except as otherwise expressly provided in this Agreement or required by applicable consumer protection legislation, all amounts paid are non-refundable.

4. Payment Authorization

By completing the booking process, the Customer irrevocably authorizes Rent Bedr Inc. to charge all amounts due under this Agreement — including monthly rental payments, applicable fees, and taxes — to the Customer's payment method on file via Stripe. This authorization survives the expiration or termination of this Agreement and remains in effect until all outstanding amounts have been settled in full. In the event of a failed payment, the Customer shall provide an updated payment method within 1 business day of written notice from Rent Bedr.

5. Cancellation and Early Termination

5a. Cancellation prior to delivery

In the event the Customer cancels this Agreement prior to the Delivery Date, the first month's rental payment shall be forfeited in its entirety. Such forfeiture constitutes the sole financial obligation arising from a pre-delivery cancellation. Upon receipt of a valid written cancellation notice, Rent Bedr shall have no further obligation to deliver the Furniture and the Customer shall have no further financial obligation beyond the forfeited first month's payment.

5b. Rescheduling of delivery

Where the Customer wishes to reschedule the Delivery Date rather than cancel, a rescheduling fee of $100 shall apply, provided the revised Delivery Date falls within 7 days of the original Delivery Date.

5c. Early termination after delivery

The Customer is financially committed to the full agreed rental term. In the event the Customer terminates this Agreement following the Delivery Date but prior to the expiry of the agreed term, the following early termination fees shall apply and be charged to the Customer's payment method on file:

Three (3) months or more 50% of remaining monthly payments
Fewer than three (3) months 100% of remaining monthly payments

For example: a Customer on a 10-month term at $500/month who terminates after 5 months (5 months remaining) would owe an early termination fee of $1,250 (50% × 5 × $500).

5d. Procedure for cancellation and termination

All cancellation and early termination requests must be submitted in writing via email to hello@rentbedr.com. Such requests are not effective until receipt is confirmed in writing by Rent Bedr.

6. Delivery

Rent Bedr shall use reasonable commercial efforts to deliver the Furniture to the address specified in the Customer's booking submission (the "Delivery Location") by the Delivery Date. The Customer is responsible for ensuring adequate access to the Delivery Location and must notify Rent Bedr in advance of any parking restrictions or special delivery requirements. Items refused at the time of delivery and returned to Rent Bedr shall be subject to a restocking fee of $50 per item.

7. Inspection of Furniture

The Customer shall inspect all Furniture within 1 calendar day of delivery and provide written notice of any defects or objections to hello@rentbedr.com within that period. Failure to provide timely written notice shall constitute acceptance of the Furniture in good and satisfactory condition. The Customer is further responsible for inspecting all Furniture following assembly and raising any concerns with Rent Bedr's delivery team prior to their departure from the Delivery Location.

8. Care and Use of Furniture

The Customer shall use the Furniture solely for its intended residential purpose, in a reasonable and careful manner, and shall not alter, modify, or deface any item. The Customer shall not permit smoking in any area where the Furniture is situated and shall comply with all applicable restrictions set out in this Agreement regarding pets and unauthorized relocation of the Furniture.

9. Return of Furniture

Upon expiry or termination of this Agreement, the Customer shall return all Furniture in the same condition as delivered, subject only to ordinary wear and tear as defined in Section 10. At least 10 business days prior to the end of the rental term, the parties shall coordinate and confirm a mutually agreed pickup date and time. Cancellation of a confirmed pickup after 3:00 PM on the business day prior to the scheduled pickup shall result in a $100 cancellation fee. If the Furniture is unavailable for pickup as scheduled, additional charges, including Replacement Cost, may apply.

10. Damage Assessment and Liability

The following framework governs the assessment of damage to the Furniture upon return:

Irreparable damage Damage that cannot be restored to original condition, including staining with dyes, bleach, or corrosive substances; scorch marks; water damage; vermin or pet damage; breakage of glass or mirrors; and structural damage Replacement Cost: 1.2 times the retail price of the affected item

11. Stains and Pets

A cleaning fee of $150 shall be assessed per stained item. Where a stain cannot be removed to Rent Bedr's reasonable satisfaction, Replacement Cost shall apply in lieu of the cleaning fee.

The Customer must disclose the presence of any pets at the Delivery Location at the time of booking. A pet fee of $55 per month shall apply for the duration of the rental term. Where Rent Bedr's team identifies evidence of undisclosed pets upon pickup — including but not limited to pet hair, scratches, or odour — a penalty of $250 shall be assessed in addition to any applicable cleaning or damage charges.

12. Restrictions on Use and Location

12a. Relocation of Furniture

The Furniture shall not be removed from the Delivery Location without the prior written consent of Rent Bedr. Unauthorized relocation shall result in a transfer fee of no less than $600, in addition to any applicable repair or Replacement Costs.

12b. Smoking prohibition

Smoking is strictly prohibited in any location where the Furniture is situated. The Customer shall bear full responsibility for all resulting cleaning, repair, or replacement costs.

13. Delivery and Pickup Conditions

Rent Bedr shall not be liable for damage to the Customer's building, condominium, or unit arising during delivery, assembly, or pickup of the Furniture. The Customer agrees to ensure clear and unobstructed pathways to all relevant areas, secure all pets away from delivery and assembly zones, supervise children during delivery and pickup, and remove all fragile or breakable items from delivery and assembly areas prior to Rent Bedr's arrival.

14. Refused Access

In the event Rent Bedr's employees are refused access to the Delivery Location for the purpose of delivery or pickup, the Customer shall be charged $40 per hour per employee for time spent attempting to gain entry, plus a missed pickup fee of $150.

15. Ownership and Title

Rent Bedr Inc. retains sole and exclusive ownership and title to all Furniture at all times. The Customer acquires no ownership interest in the Furniture by virtue of this Agreement. The Customer shall not encumber, pledge, or permit any lien or legal claim to be placed upon the Furniture and shall immediately notify Rent Bedr if any Furniture becomes subject to seizure or legal process. If the Customer is interested in a rent-to-own arrangement, they are encouraged to contact Rent Bedr at hello@rentbedr.com prior to or at the time of booking to discuss available options.

16. Modifications to Rental Package

Modifications to a selected furniture package requested by the Customer following the Effective Date shall be subject to a restocking fee of $50 per item affected.

17. Default and Remedies

Each of the following shall constitute an event of default under this Agreement: failure to make any payment when due and failure to remedy such default within 2 business days of written notice; breach of any material covenant not remedied within 10 days of written notice from Rent Bedr; filing of a petition in bankruptcy or adjudication as bankrupt; insolvency or appointment of a receiver; or any other event that materially impairs the Customer's ability to perform their obligations hereunder.

Upon the occurrence of an event of default, Rent Bedr may, at its election: declare all outstanding amounts immediately due and payable; take possession of and repossess the Furniture without further notice or legal process; terminate this Agreement; and pursue any other remedy available at law or in equity. The Customer shall remain liable for all outstanding obligations and shall reimburse Rent Bedr for its reasonable legal costs incurred in enforcing this Agreement.

18. Liability and Consumer Rights

The Customer is responsible for losses or damages caused by their own negligence, misuse, or failure to exercise reasonable care in the use of the Furniture. Rent Bedr remains responsible for damage caused by its own employees, contractors, or movers in the course of performing services under this Agreement.

Nothing in this Agreement limits or excludes any rights available to the Customer under the Consumer Protection Act, 2002 (Ontario) or any other applicable consumer protection legislation. In the event of any conflict between the terms of this Agreement and the Customer's rights under applicable law, the Customer's statutory rights shall prevail. Rent Bedr's total aggregate liability to the Customer under this Agreement shall not exceed the total rental amounts received by Rent Bedr from the Customer.

19. Personal Information and Privacy

The Customer consents to Rent Bedr's collection, use, and disclosure of personal information — including name, address, email address, telephone number, and payment information — to third-party service providers such as Stripe and delivery partners, solely as necessary to fulfill Rent Bedr's obligations under this Agreement. Rent Bedr handles all personal information in accordance with applicable Canadian privacy legislation, including the Personal Information Protection and Electronic Documents Act (PIPEDA). 20. Governing Law

This Agreement shall be governed by and construed in accordance with the laws of the Province of Ontario and the laws of Canada applicable therein. Nothing in this Agreement shall be construed to limit or restrict any rights available to the Customer under applicable Ontario consumer protection legislation.

21. Notices

All notices required or permitted under this Agreement shall be in writing and delivered by email, courier, or registered mail to:

22. General Provisions

Entire Agreement: This Agreement, together with all applicable Invoices and the Customer's booking submission, constitutes the entire agreement between the parties with respect to its subject matter and supersedes all prior negotiations, representations, or agreements.

Severability: If any provision of this Agreement is found by a court of competent jurisdiction to be invalid or unenforceable, such provision shall be ineffective only to the extent of such invalidity, without affecting the validity or enforceability of the remaining provisions.

Assignment: Rent Bedr may assign this Agreement without notice to the Customer. The Customer may not sublease, assign, transfer, or otherwise convey any interest in the Furniture or this Agreement without Rent Bedr's prior written consent.

Currency: All amounts referenced in this Agreement are in Canadian dollars.

ELECTRONIC ACKNOWLEDGMENT

By checking the acknowledgment box in Rent Bedr's online booking form and completing the booking process, the Customer confirms that they have read, understood, and agreed to all terms and conditions set out in this Agreement. The Customer's digital submission, including timestamp and identifying information captured via Rent Bedr's booking platform, shall constitute a binding electronic signature for the purposes of the Electronic Commerce Act, 2000 (Ontario).
